Fully Managed Service and Fee Structure
Our Fee for the Fully Managed service is:
- Set up fee £300.00 including VAT
10% of monthly rent plus VAT for the duration of the tenancy and any renewals or extensions (12% inc. VAT) (Sole Agency is preferred)
- Property visit to value and appraise the property
- Marketing shots and floor plan (Floor plan additional charge)
- Advertising and featured listings
- Site a ‘To Let’ board at the property
- Accompanied Viewings 7 days of the week and early evenings on request outside office hours
- Tenant Selection
- Reference all tenants and or guarantors ‘free of charge’
- Draft all legal documents including Right to Rent check, Tenancy Agreement ,all legally prescribed paperwork, ‘How to Rent’ information, move in pack and paperwork. Docusign. Ready for Check-in service (Additional Charge)
- Arrange Inventory. Ready for Check-in service (Additional Charge)
- Testing of CO2 and Smoke Alarms prior to move in
- Collect the first month’s rent and deposit
- Complete standing order for rent payments and update the bank
- Collecting meter readings
- Notifying all utility companies of change of details
- Registering of the deposit and hold in our client account. (Additional charge)
- Booking and carrying out property visits 2 / 4 times a year and supplying upon request a full property Inspection report.
- Manage any late or short payments of rental and act accordingly.
- Provide the tenant with contact details for Costello Lettings and the contractors that support us should disaster strike.
- Hand the keys to the tenant for move in. Check-in service (Additional Charge)
- Deal with all queries and complaints
- Arranging annual Gas Safety Certificates, chimney sweeps etc.
- Organising any necessary repairs or any work required after inspections and or check-out
- Compliance and legal advice
- Pay the landlord, monthly and on time!

Draft a Floor Plan for marketing purposes – £78 inc VAT
Draft Inventory, agree and sign on the tenancy start date – £165 inc VAT
Energy Performance Certificate – £78 inc VAT
Landlord Gas Safety Certificate (Minimum) – £78 inc VAT
